The purpose of a Boundary survey is to reestablish and/or recover the property corners of a piece of property and accurately map the limits of the subject property. This type of survey will not only identify the location of the boundary, but will disclose possession limits and discrepancies that may exist between the record description of the property and that of the adjoining properties.  Generally only visible improvements along the boundary, such as fences, drives, buildings, walls, etc., are located and mapped.

Topographic Surveys are maps depicting the slope of a subject site and used by Engineers and Architects for preparing site plans for both residential and commercial projects. The purpose of this survey is to show the configuration of the surface of the ground, and the location of all natural and artificial objects, including utilities, drainage ways, structures, ingress and egress to the property and any other visible limitations or improvements to the property.

Construction Layout And Foundation Surveys

Construction surveying is one of the primary services we provide. Construction surveying is the process of establishing and marking the position and detailed layout of new structures such as roads, utilities, infrastructure, buildings, etc., for subsequent construction. Stakes are set to mark the horizontal and vertical locations as per the plan, and a sketch and grade sheet are prepared showing the stakes in relation to the proposed improvement.

Subdivision Survey (commonly referred to as subdivision platting) is the process of splitting a tract of land into smaller parcels. The subdivision ordinance gives standards for designating residential and commercial lots, roads (rights-of-way), parkland dedication, drainage and utility easements, and how city services will be extended to each lot. These standards are created to improve public health and safety.

Elevation Certificates are necessary when building in or near a Special Flood Hazard Area. It is used to certify building elevations in order to determine the proper flood insurance premium rate for the building. The Elevation Certificate also goes along with a L.O.M.A. (Letter of Map Amendment) when trying to have an item excused or removed from a Special Flood Hazard Area.

As-built Surveys show that all of the improvements constructed conform to the site plan, and are within the property boundaries.  As-built Surveys show an accurate representation of post construction conditions for all types of sites, such as shopping centers, schools, residential subdivisions ad new infrastructure. These surveys are generally required by the municipalities and/or lending institutions.

An ALTA/ACSM Land Title Survey is a specialized survey frequently required by lending institutions on large commercial or multi-family residential properties. It adheres to a specific set of Standard Detail Requirements jointly established by the American Land Title Association (ALTA) and the National Society of Professional Surveyors, a member organization of the American Congress on Surveying and Mapping (ACSM). There are many "options" that can be added to the basic ALTA survey, which are clearly identified on "Table A" of the requirements, and should always be considered by all interested parties when ordering an ALTA survey.

Right-of-Waysurveys are used to show the limits of existing right-of-ways, and for the identification and acquisition of properties to create new right-of-ways for highways, streets, and utilities. This work involves establishing control, profiles, cross-sections, and alignment baselines for construction.

In some cases, boundary disputes arise simply because the legal boundaries were not checked prior to construction. This is why a land survey is crucial before construction begins on any structure, particularly if its placement is believed to approach the legal property boundary. Knowing where your property boundaries are will reduce the potential for future conflicts. Difficult neighbors may ignore surveys to suit their own purposes, of course, but a land survey conducted by a professional land surveyor is critical evidence of the legal boundary. If a boundary is called into question for any reason, a survey can be an important bargaining or mediation tool to set an agreed-upon boundary between two parcels of land and resolve the conflict.
